compaction

The process of compressing soil used to fill the low areas in a parcel of land. Developers typically obtain soil compaction reports before beginning development,but care must be taken to test more than the typical 6-foot depth.It is a common practice for excavating companies and unscrupulous landowners to use substandard fill material, such as tree trunks and other vegetation that will eventually decompose and reduce volume,and then properly compact only the top 6 feet of fill.Over time,the property will settle,possibly resulting in severe structural problems.
