A former fishing village in the beautiful emptiness that is The Forest Worldspace from Zorkaz:

I was able to build a solid wall with with defensive towers in each corner, to secure the settlement. 
The wall goes even quite a bit into the water, just leaving some channels for your fishing boats to leave.

I am also proud how nicely the adminstrators house worked out, complete with conference table, nicest bed in town, a nice desk and high resolution CB radio.
The usual community infrastructure is included, a bar/restaurant, a Clinic (since there are no other settlments in this worldspace!), an Armor workbench, a Weapons workbench, a Chemistry Bench, an ammo reloader bench and a clothing store thrown in for good measure.

The Ammo bench is inside the adminstrators house to protect it from the elements (this is the sole reason why AWKCR is a requirement, if you skip it you may (?) lose this bench but thats it).

I also left some room for you to build extra houses/beds, the mods that would have allowed me higher bed density I left out, to minimize requirements and fight mod bloat for publishing.
In my opion this location makes sense for a settlement, because, if this was all real, its not too far for Anthem for scavenging there, but also right on the water for fishing. Also in this corner of the map the bestiary seems less numerous/less aggressive, so perhaps my Heavy machine gun turrets are a bit too plentiful but you are free to scrap them for the resources.

There is minimal scrapping clean up to do, before downloading, a couple of nuisance branches on the ground here and there but thats it, as I left the basic fishing village fully intact and built around it.

PS: This file should work fine with nextgen update once TFB app is updated for the new F4SE. An updated TFB app will be able to make use of this file.
