This file adds a TSB for you to create a walled Settlement at "The Grove" from scratch.
The Grove is an underused location in a Worldspace that is nearly devoid of humans, I wanted to change this,
MINIMAL HARD REQUIREMENTS. See requirements list.

This file adds a TSB for you to create a walled Settlement at "The Grove" from scratch.The Grove is an underused location in a Worldspace that is nearly devoid of humans, I wanted to change this.

Its actually not easy to find, even if you do have "The Farmlands" worldspace. (Hint: it is EastSouthEast of Meadow Homestead and SouthSouthEast of Trashpile. It's much closer to Trashpile, If it wasnt for LOD limit you could easily see trashpile if standing on the wall of this settlement.)

I generally make my settlements so they are good enough to give the NPCs a decent place to live (by wasteland standards) but not such a gleaming beautiful city on a hill that it would break the post-apoc atmosphere..

14 Beds, plenty of food and water
A very nice wall wide enough for your guards to walk on and have great fields of fire from (I am getting better now at building these),  by and large fairly nice housing, toilets with sinks and soap and towels, an entire rec-room with a pool table, all billiard balls needed (EDIT: I just noticed that the pool balls and the cue sticks did not transfer, on request I will make available the console commands to spawn them.), a rack and a half dozen cue sticks.
The standard workshops to include Chem, Weapons, Armor and Power Armor. Plus the ammunition Production bench indoors (to keep dry) in the administrative building.
Everything with immersive details here and there.
Lots of goodie spawning boxes (check requirements for an important note on this).
One complete set of Raider Power Armor ( more I could not justify due to location of site). For kinetic threats Raider Power Armor is just as good as T45 and cheaper to repair also energy weapons threat does not appear to exist in this worldspace, so your settlers should find Raider PA quite useful (especially when traveling to my other TFB settlement in this worldspace https://www.nexusmods.com/fallout4/mods/77292 )

A stunningly beautiful pond is included thanks to the creator of this worldspace.
It's quite deep too and since this world is biologically so efficient, could be a significant Source of additional food as plenty of fish are in it. It is just small enough that there are no Mirelurks in it, but large enough for fishing.
So this makes it very plausible,  why people would settle at this spot.

A corner of the settlement area has not been built up, to leave you a spot to add whatever you please.
