A trading/manufacturing city to rival Diamond City. I built this as a competitor to DD, there is a bit of everything but the main theme is trade and manufacturing.

Before down loading the blueprint you will first need to prepare the site. the first thing to do is to download and install the following mods
1:- https://www.nexusmods.com/fallout4/mods/35203 this repairs the projector building and gets rid of some of the clutter.

2:- https://www.nexusmods.com/fallout4/mods/17539 this repairs the projection screen.

3:- https://www.nexusmods.com/fallout4/mods/20385 this adds working shutters

4:- https://www.nexusmods.com/fallout4/mods/6494 you will need this later after you have installed and built the blueprint to move the settlement work bench into the industrial building in front of the projection screen. This is needed as its original location is now berried under the foundations along the norther side of the site.

5:- https://www.nexusmods.com/fallout4/mods/5320 this allows you to scrap more things to get the site really clean. optional

6:- https://www.nexusmods.com/fallout4/mods/9407 this gives more realistic scraping rewards. optional

7:- https://www.nexusmods.com/fallout4/mods/10226 Although optional this mod expands the building area of this and a few other settlements which means that there is more area to build in but also more scrapable resources.

8:- https://www.nexusmods.com/fallout4/mods/23817 this mod allows for a larger build object count, this is semi optional as, as this mod has a lot of objects it might over load the build budget bar so without it you may experience CTDs or other problems. there is nothing I can do about this except make a light version, which I do plan to do asap this version will consist of just the foundations and the building repairs and industrial building. more info on this later.

Before installing any of the mods above read the descriptions and dependencies, and if any of them worry you check some of the comments on their sites to see how others rate them.

Now scrap all clutter, cars, skeletons and bushes/grass ect on the carpark area. then all the fencing, trees and bushes, grass around the outside of site in fact everything that is scrapable in this area, although I would recommend leaving the large rock formations. There are one or two fences that fall just out of the scrapable area these will need to be removed using the console command DISABLE, unless you chose to leave them in place.
The building with the exception of the shack where the workshop bench is located can be left alone the shack will need scrapping, you can clean them either before or after activating the blueprint. Also the broken paving around the projector building needs removing as my blueprint replaces it with brick paving.

You will also need Sim Settlements 3 in 1 https://www.nexusmods.com/fallout4/mods/21872?tab=files
and all its dependencies'.

Transfer Settlements  https://www.nexusmods.com/fallout4/mods/22442
and all its dependencies'.

I would also highly recommend this excellent blueprint file manager https://www.nexusmods.com/fallout4/mods/27007 it will help with managing your files,  it  generates a list of mods needed for the selected blueprint. If there is a blue dot next to the file name then you already have it. If there is a red dot then you need to download that mod.

If anything is not clear ask in the comments and I or one of the other posters will help you or try to steer you in the right direction.
