As the Director of Purchasing, you will manage the bid process, facilitate competitive pricing, increase trade partners, and promote synchronization between the design and construction departments. 


Duties/Responsibilities 

Sales

  • Review lot and house placement to minimize costs and maximize views, and provide a “site analysis” when needed. 


Estimating

  • Collect and review all pertinent documents including plans, drawings, and specifications.
  • Study documentation and meet with the residential design team as needed to fully understand what is required.
  • Red-line any discrepancies or questions assuring specs and budgets are properly aligned.
  • Collaborate with the residential design team to develop project budgets consistent with client expectations; encourage efficient production and a reduction in warranty claims. Provide pricing options when possible. 
  • Manage the RFQ process in a manner that communicates product acceptance, quality, and value while also promoting competitive material and labor pricing from qualified vendors and subcontractors; distribute plans and specifications to subcontractors and suppliers.
  • Negotiate contracts with competitive pricing by leverage volume contracting, payment terms, and discounts to reduce costs and enhance profitability.
  • Draft proposals that detail materials, costs, and time frames.
  • Review estimates with construction to achieve stakeholder buy-in. 
  • Meet with clients as needed to address concerns and answer questions.
  • Write all subcontractor agreements and ensure that they are job-specific.
  • Analyze and maintain project costs and establish a current cost of construction.
  • Establish a goal of being within 2% of the original estimate.
  • Assure, where applicable, that the selections, specs, and budgets are aligned.
  • Create a “Client Playbook” containing plans, contract, estimate, landscape design, design selections, and schedule. It could also include a list of trade folks, utility companies, etc.
  • Increase the vendor and subcontractor base by adding quality-minded, “good value” vendor and trade folks.
  • Hold formal meetings with trades to accomplish the following:
  • To educate them as to the “Gabriel Way”
  • To provide semiannual feedback as to their performances and how Gabriel can improve
  • To seek continuous improvement
  • Create a formal PO System for purchases and work orders.
  • Work with the PM to generate and issue purchase order for major purchases.
  • Analyze estimates for outliers and generate value-engineering opportunities.
  • Hold/attend VE meetings with design and clients and document that process
  • Consult estimating software engineer and improve upon current software.
  • Manage and archive both paper and electronic estimating documents.
  • Generate a look-book to coincide with pricing and specs.
  • Review jobs and generate historical data points separated by caliber of home.

 


Vendor and Subcontractor Management

  • Validate existing preferred vendor and subcontractor lists; develop additional trade partners to promote competitive pricing.
  • Develop systems to efficiently manage subcontractors; allocate subcontractors in a manner that enhances the construction department’s ability to meet delivery agreements.
  • Promote relationships with vendors and subcontractors to market Gabriel Builders as a preferred builder;  implement vendor and subcontractor appreciation celebrations.
  • Establish ways to make vendor and subcontractor jobs easier in order to control prices. For example, a painter might include several call-back trips in his original budget because he knows there will be drywall patches.

 


Project Management 

  • Coordinate handoff meetings from design to groundbreaking.
  • Track projects in the sales pipeline as they progress through the residential design department.
  • Analyze data and produce forecasts.
  • Report status of each job that is in estimating to the company owners.
  • Evaluate trending costs per square foot, contributing factors, and outliers.

  • Work with production (Gabe & Nick) to reduce construction schedule durations.
  • Schedule monthly on-site project meetings to review each project.
  • Coordinate bi-weekly schedule meetings with PM’s, Nick & Gabe.
  • Look for means of Improvement as to expedite construction timeline-use of trusses, panelized homes, etc.        
  • Debrief with PM after each project to review final budget numbers.      


Required Skills/Abilities And Qualifications: 

Bachelor degree in Business, Engineering, or other related field

Excellent verbal and written communication skills 

 

Excellent organizational skills and attention to detail

 

Excellent time management skills with a proven ability to meet deadlines

Strong analytical and problem-solving skills

 

Ability to act with integrity, professionalism, and confidentiality
